Common questions

The things landlords usually ask

What if the company or tenant damages my property?

This is the most common concern, and it is a fair one. You can request to have interim inspections and hold tenants and providers to a contractual standard. Accountability is built into the arrangement; not managed informally. Damage processes and remediation expectations are set out in writing before anyone moves in.

How do I take my property back when I need it?

Corporate lets and leases follow the notice periods in the agreement; with vacant possession at end of term. Assured tenancies are subject to the Renters' Rights Act — GOV.UK sets out the grounds. One important point: if occupiers in your property hold assured tenancies, those are your legal liability as landlord regardless of who manages them. Confirm what type of agreement is in place before committing.

Is this a lettings agency? What are the fees?

We are not a traditional letting agency. In some cases we are your tenant — we take on the lease and operate the property ourselves. In others we are an introducer, connecting you with an operator or tenant and stepping back once the match is made. Fees vary accordingly. We will tell you exactly what applies to your situation before you agree to anything.

What areas do you cover?

We are primarily active across London, the Southeast and Cambridge. But we are building our network nationally. Make an enquiry and we will tell you whether we have active demand in your area right now.

What about the Renters' Rights Act (RRA)?

The RRA changes the private rental landscape significantly; particularly around fixed-term tenancies, rent increases and regaining possession. Company let structures are not directly affected in the same way. We have a plain-English guide covering what's changed. Download it below.

What if I want to sell my property?

If selling is on your horizon, say so. We work with buyers who can acquire at term end, mid-term, or through a deferred purchase — price agreed now, completed later. More exit options than most landlords realise are available.
